Commercial Dryer Vent Cleaning
The dryer’s key function is to eliminate moisture recovered during the heating of damp clothing. This humidity is expelled outdoors through the dryer vent ductwork and cap. Lint and debris will buildup over time and cause blockage within the components preventing proper ventilation and a fire hazard.
Commercial dryer vent cleaning is essential in prevent clothing dryer fires and dryer vent fires are responsible for significant damage, injuries and loss of life each year according to the Consumer Product Safety Commission.
The majority of commercial dryer vent fires occur as a result of highly flammable lint getting caught in the clothing dryer ductwork and becoming heated to the point of ignition. Lint traps and filters catch a large percentage of the lint and debris but the remaining lint and debris sticks in the ductwork and piping, building up over time and creating the ideal conditions for a dryer vent fire.
Gas clothing dryers produce carbon monoxide which can be forced back into the facility if the dryer vent exhaust is inadequately vented or blocked, creating a dangerous conditions.

“Air duct cleaning” implies only the air ducts will be cleaned, when in fact it refers to the cleaning of the entire heating, ventilating, and air conditioning (HVAC) system. All components of the air duct and HVAC system must be cleaned in order to obtain the most effective results and prevent recontamination of the system.

The air duct and HVAC system is placed under continuous negative pressure via vacuum and inflatable air duct zoning bag systems to prevent the spread of contaminants during the cleaning process. This negative pressure serves to extract, collect and remove the contaminants. The continuous negative pressure allows very fine particles to be removed as they become airborne.

HVAC condenser and evaporator coil cleaning is a quick and cost-effective maintenance task to increase your buildings energy efficiency. Dirty condenser and evaporator coils can significantly increase HVAC energy usage and associated utility costs while decreasing component life according to the U.S. Department of Energy and Environmental Protection Agency.
The U.S. Department of Energy states, “dirty condenser coil can increase compressor energy consumption by 30 percent” because it requires compressors to run longer, increasing energy usage and decreasing component longevity.
Decreased airflow occurs when an evaporator coil is full of contaminants such as dirt, dust, mold spores, moisture and pollen, causing reduced heat transfer and dehumidification processing. This can cause poor air quality and excessive work on the motors leading to system failures.
Foreign materials on the condenser and evaporator become unintentional insulators blocking the free flow of air through the coils and decreasing the rate of heat transfer between the coil and air.
High-efficiency HVAC systems benefit from regular coil inspection and cleaning. The high-efficiency systems operate at higher pressures, and are less tolerant to increased static pressure. They also require more capable heat transfer across larger coils in order to run at optimal capacity. Units with a high Seasonal Energy Efficiency Rating generally have variable speed fan motors that adjust on demand but when they need to run faster due to poor coil air flow, the effectiveness of the system is compromised.
Cleaning the HVAC condenser and evaporator coils saves money, maintains peak operating efficiency, improves indoor air quality and improves the reliability and service life of the heating and cooling system.
Cooling towers move air through the water system with a fan, allowing water vapor to sit within the system. Mineral scale buildup in cooling towers, chillers and system piping is a common challenge for many industrial water systems. A clean cooling tower supplies cooled water to enable the chiller, coils and other HVAC system components to efficiently cool air.
According to the Occupational Safety and Health Administration, the water vapor can stay within the ideal temperature range for Legionnaires’ disease bacteria to grow. This happens when the cooling tower water becomes dirty with slime, algae and sludge building up on the basin floor. Additionally, dirty water can affect chiller operating efficiency and increase energy costs. You should have the tower cleaned and disinfected whenever scale, slime or sediment is present.
Our tower vacuums remove slime, mud, algae, bacteria and other contaminants from the sides and floor of the cooling tower basin. A foaming detergent is used on the tower to dissolve tough deposits. For added protection adding our biocide product, Tower Treat “S” cooling tower treatment, after cleaning the basin prevents bacterial growth.
The other components of cooling tower systems are called chillers. Chillers generally use the most energy and regular cleaning and maintenance ensures they operate reliably and efficiently. Chiller performance is related to its heat transfer efficiency and there are miles of tubing in a chiller’s heat exchangers. Keeping the tubes clean means better chiller efficiency.
Tubes can become covered with slime, algae and scale. When tubes become packed solid with deposits, tubes need to be flushed with water and a tube cleaner. We use a rotary tube cleaning machines to clean tough scale, biological and other buildup in chiller tubes.

LEVEL I OR VISUAL CHIMNEY INSPECTION
A Level I chimney inspection covers all readily accessible portions of the exterior and interior and the accessible portions of appliance and chimney connections. A Level I inspection does not include a video scan, but you can choose to add this option for a more thorough evaluation of the fireplace or furnace flue system.
If you are selling your house or buying a new one, the NFPA recommends a Level II inspection. Inspection requirements for purchasing a new home are different for each transaction, but it is highly recommended that the chimney be thoroughly inspected to avoid costly repairs later. Most home inspectors do not have the expertise to evaluate the condition of the chimney. A Level II inspection covers all accessible portions of the chimney interior and exterior including areas within accessible attics, crawl spaces, and basements and includes inspection by video scanning.
A Level III inspection is usually called for if there is damage to your home because of a chimney fire or severe storm, this includes lightning damage, wind damage and earthquakes. If we can’t determine the safety of the system by doing a Level I or Level II inspection then a Level III will be recommended.
